We developed several sites for luxury apartments and villas located in Istria with a breath-taking view of the beautiful Brioni Islands. Based on a demand for maximum density, the crucial parameter was the decision to give all apartments a view of the sea, sunset and islands. Simultaneously, our aim was to develop structures that in spite of such density allow for exclusivity and the creation of exterior spaces with diverse landscapes. In Dragonera, coined by the vestiges of a Roman villa, the focus is on exclusive savouring of regional products, the experience of and active participation in agriculture and the changing of the seasons. In Porto Mariccio, however, the development of a golf course with golf villas combined with various other sports facilities connected by a beach walkway are what give the site its character. We developed another site in the bay of Pula in a former military zone: This site includes a number of carefully protected buildings where the potential for a new urban area opposite of the city of Pula can unfold – providing a mixture of residences, offices and retail together with a marina on the existing island. This area is envisioned to become a cultural magnet through its use of the transformed industrial structures as galleries. Similarly, the former military academy is programmed to become a five-star hotel on the peninsula at the end of the development area.
